Upon being consulted to dispose of commercial premises,
we undertake the following procedure:
1. A full marketing report presented to the client, setting out recommendations in respect of the following:
- Value
- Target market
- An outline on the most efficient but cost marketing methods,
including recommended budget
2. Once the client has considered our recommendations and confirmed
instructions a strategy is agreed for a co-ordinate marketing campaign,
which may include the following:
- The preparation of property details, brochure or CD ROM
- The distribution of marketing information to the extensive
network of local and national commercial property agents, for onward
submission to their retained clients.
- The posting of the instructions on our user friendly website.
- As pre-agreed with the clients any recommended advertising
organised to ensure that the market place is fully aware of the availability
of the subject premises.
- All parties are accompanied on inspections by a member of Windsor
and Eton Estates and are provided with information pertinent to the
property.
3. Once firm interest is generated, we negotiate aggressively to achieve maximum value for our clients.
4. We investigate thoroughly the state of any proposed tenant purchaser to establish the quality of their financial standard.
5. Once terms are agreed, we liaise closely with the clients appointed
solicitors in order to ensure that the legal process is advanced in
accordance with any agreed time frame. This includes when relevant,
contact with the clients landlord to ensure that a necessary consent
is obtained as quickly as possible.
6. Our involvement in the project continues until the disposal of the subject property has been fully completed. We are fully committed!
